When Ashley and Sahid came to me and told me they were ready to make their move and sell their house we didn't waste any time. You see, they considered selling their house a year ago and unforeseen things put a temporary pause on it. Good news is that once they were ready we were able to get it on the market very quickly because I already had photos and a video done. We listed the home just below market value and in 2 days we were under contract!

So here's the secret.... The homeowners knew exactly what it would take to get them into their next house, and they factored that into what would be their bottom dollar. They had completely remodeled this home, so that expense was also a factor. The sellers wondered if they might get more for the house and considered listing it a little above market value, but at the end of the day they knew if they wanted to move on to the next home they needed to sell quickly.

That's what it takes in today's market. Know your motivation and have a strategy and action plan in place.... And follow it. If you're not in a hurry and want to "test the market" - list it a little high but make sure you're prepared to reduce the list price in just a couple of weeks if you don't get the activity you're looking for. If you keep your house listed above market for too long the listing becomes what we call stale. Buyers question what might be wrong with the house. And quite frankly - it's not a NEW LISTING any more so when you do reduce the price that new price doesn't have as strong as an impact on the public.
